Most plumbing in a Canberra home is not an emergency. It is the tap that drips in the ensuite, the dishwasher that needs plumbing in, the garden tap that split over winter and the shower that has lost pressure. A residential plumber handles that everyday work in every kind of Canberra housing, from 1920s ex-govie cottages in Ainslie to 2020s townhouses in Casey, and knows the local reasons why it fails.
What a residential plumber does in Canberra
Residential plumbing covers the water, drainage and gas services inside the property boundary: taps, toilets, showers, hot water, appliance connections, water filters, garden taps, downpipes and stormwater, and the pipework that links them. In the ACT every part of that is licensed work under Access Canberra, and in Queanbeyan under NSW Fair Trading. Leaking taps and worn fittings
A dripping tap is the most common residential call and the one most often put off. Water pressure: hills, valleys and limiting valves
Canberra is built on ridges and valleys, and mains pressure follows the terrain. Icon Water supplies from reservoirs on the high ground, so homes low in a valley, along the lake edges in Greenway, Belconnen and Kingston, or at the bottom of Kambah near Drakeford Drive, can receive pressure well above what fixtures and hot water units are rated for. That is why a pressure limiting valve is fitted after the meter on most homes built since the 1990s, and why a hot water unit or a flexible hose fails early when that valve has stopped working. Hilltop homes have the opposite problem. Houses high on the slopes of Mount Taylor in Kambah and Chifley, on Isaacs Ridge, or at the top of Hawker and Macquarie in Belconnen can have low pressure, especially in the evening when everyone is showering. A plumber will measure the static and flow pressure at the meter before recommending anything, because low pressure can also be a partially closed meter tap, a clogged strainer or, in an old home, galvanised pipe furring up from the inside. Where Icon Water stops and your plumbing starts
Icon Water owns the water main, the service line to the meter and the meter itself. Everything after the meter, including the pressure limiting valve, the stop tap and the pipe to the house, belongs to the property owner. The same rule applies to sewer: the owner is responsible for the sewer line up to the connection point at the boundary. Dishwashers, fridges and laundry connections
Plumbing in a dishwasher or a fridge with an ice maker is quick in a kitchen with an existing stop tap. In an ex-govie kitchen it usually is not, because there is no tee on the cold water line and the drainage has to be taken to the sink waste properly with an air gap, not pushed into a cupboard. The plumber fits a proper isolation valve and a rated braided hose so that the appliance can be moved without shutting the house down.

Garden taps, hose fittings and winter
Canberra’s winter frosts are the reason so many garden taps are dripping by September. The inner suburbs’ ex-govie homes were plumbed in galvanised steel, and much of it is still in service after eighty years or more. Galvanised rusts from the inside, narrowing until the pressure at the kitchen tap is a trickle and the water runs brown after the taps have been off. Replacing it with copper or PEX, usually in stages starting with the run from the meter, restores pressure and removes the risk of a burst in a wall. At the other end, the new estates of Gungahlin and the Molonglo Valley, Coombs, Wright and Denman Prospect, are plumbed in PEX with crimped or push-fit fittings. PEX does not corrode and handles frost better than copper, but it is only as good as the crimp, and the faults in these homes are almost always at a fitting, a manifold or the pressure limiting valve rather than in the pipe itself. Why is my water pressure so high, and do I need a pressure limiting valve?

Fixtures and hot water units are rated for a set maximum, and above that they wear out early. Why is my water pressure low on a hilltop block?
Homes high on the slopes of Mount Taylor, Isaacs Ridge and the ridges of Belconnen can sit close to the height of the supply reservoir and receive low pressure, worst in the evening peak. Who fixes a leak at the water meter?

Why does my garden tap leak every spring?
